I lived here when I was like 19, dates are aprox. Pros: Cool location! Great place for parties! Lounge fit 4 couches! There's a bath?? (It's weirdly small and high off the ground). It's right next to Miller's Coffee so the place smelt amazing every morning! Cons: There's literally 2 windows in the entire place- one in the lounge, one in the toilet. The place was gross. Grubby, stained, broken. There were like 3 holes in the walls THE BIG ONE: When it rained for more than 5 minutes the largest bedroom would leak. There are weird pipes all over the walls and ceiling of the whole place and some of them would drip. I had mushrooms grow from the carpet of that bedroom overnight. We asked for it to be fixed multiple times and nothing was done.

The pros were there was a lot of green space, we had two lemon trees that were thriving. The flat gave us lemons, unfortunately we had a very unfortunate time. The house had a lot of mold, and next to no insulation in the house. When we requested a heat pump from the landlord, he came with a cheap wall plug in heater, that required an extension cord. No windows properly closed, and we had a permanent opened slate window in the toilet. During one of our tennants sick days, a man from the council came to let them know that they'll be doing measurements for resource consent for demolition. An awkward piece of information that gave context to why the landlord hadn't been maintaining the property that he plans to remove.

(pls note the rent is a rough estimate im not sure exactly what we paid) This place was great, lots of storage, good natural light in some rooms but not in others. Some of the bedrooms were quite small.

Overall pretty crusty place tbh.. Up a steep ramp and then more stairs, and cold as nuts in winter. Took me 3 weeks of living there to figure out how to use the weird flush on the toilet. The room I was in was large but the ""carpet"" was made out of scratchy twine that felt awful. There was a constant puddle of water in the bathroom that would reappear when mopped, maybe a leak that never got fixed. In the end the landlord let a crackhead move in who stunk the place out with cigarettes and weed and screamed at another tenant until none of us wanted to live there anymore lol. Wouldn't recommend

Pros: 10min walk to kilbirnie shops, 5min to hataitai shops, 1-2 minutes to the 2 or 3 bus stops, across the road from walks through my vic forests, large parking spot (we had 4 cars at one point. A squish, but doable). Landlord is efficient and communicative, respects privacy every well. Lovely backyard, high fences. I Cons: there was so much mold in hard to reach spaces (landlord cleaned most of it, but it still comes back a bit). Some windows are getting a bit old, and the carpets looks to be getting on in years- especially because two tenants (one previous, one current) have kept pets in their room that aren’t toilet train, and didn’t/don't clean up after them.

This is one of the rare landlords who i'd 100% recommend. They were kind, excellent at up keeping the property, and even gave us discounted rent during the covid pandemic lockdown. The house is well cared for, no mold. Some of the neighbours were rude af but generally a lovely house to live in. Not sure how much we were paying total for the place though.

Location is great, house is spacious. Landlord did very little maintenance, exposed pink bats at back of cupboard, so much mould in the walls. Landlord made racist, sexist, and homophobic comments constantly. Came over and entered the flat without proper notice several times, tries to raise the rent by 100 dollars every year

Landlord attempted to illegally evict tenant over a Facebook post, harassment of occupants including unlawful filming of tenants on property and constant messaging through social media. Landlord likes to “visit” and stay in the property for weeks at a time. During these stays the landlord got drunk in our common spaces, and made uncomfortable sexual comments and advances towards my young teenage flatmates. Bond not lodged for more than 6 months after moving in, written tenancy agreement not provided for months either. House is mouldy, damp, cold and ridiculously expensive for the location. Landlord is incredibly difficult to work with and refused to do any repairs when asked.

No property manager, landlords don’t know what they’re doing or what’s legal - make people clean the carpet professionally when they move out which isn’t legal. Don’t maintain the gardens, don’t do inspections often.
